The default 3.6% appreciation rate is based on Zillows historical changes in median home prices in Pennsylvania over the 20 year period from Jan 2000 until Jan 2020. This was chosen as it is more local to our market and excludes most of the craziness in the past 3yrs. As an alternative, using the national rate of 3.33% for the 1990-2020 period would result in a slightly more conservative estimate.
